Our client approached us following the success of a previous project we completed on a neighbouring house, where we had secured Listed Building consent and planning permission for a full refurbishment of a listed property.

The proposals included for the demolition of the existing rear extension in favour of a thoughtfully designed contemporary replacement alongside necessary internal reconfiguration to enhance the dwelling’s functionality.

A key challenge involved securing consent for a new garden outbuilding positioned to the rear of the garden. within an area surrounded by mature trees. A previous team had been unable to gain support for this element due to tree and heritage sensitivities. However, we developed a robust and carefully evidenced case, combining detailed heritage justification with arboricultural analysis to demonstrate that the structure would preserve the significance of the listed building and protect the surrounding landscape.

Through proactive engagement and a clear strategic approach, consent was successfully granted, including approval for the new garden building designed to accommodate a bespoke golf simulator for the client.
